Water Heater Thermostat — Testing, Reset & Replacement

If your shower is suddenly scalding or your hot water tank just stopped making hot water, the thermostat is one of the first things to suspect — especially the red reset button on the upper thermostat, which trips on a temperature spike and shuts the whole tank down.

After 40 years of water heater work in Burleson, the thermostat reset button is one of the quickest fixes in plumbing — and most homeowners don’t even know it exists.

What Water Heater Thermostats Do

An electric water heater has two heating elements (upper and lower), each controlled by its own thermostat. The thermostats:

  • Sense the temperature of the water in the tank
  • Switch their element on when the water cools below setpoint
  • Switch their element off when the water reaches setpoint
  • Include a high-limit safety switch (the reset button) that cuts power if water gets dangerously hot

In a properly working heater, the upper thermostat fires first when the tank is fully cold, then the lower thermostat takes over to maintain the rest of the tank.

Upper vs. Lower Thermostat (and the Reset Button)

The two thermostats do slightly different things:

Upper thermostat:

  • Controls the upper element
  • Contains the high-limit safety switch (the red reset button)
  • If this trips, power is cut to BOTH thermostats and BOTH elements
  • This is the one that “shuts down the whole heater”

Lower thermostat:

  • Controls only the lower element
  • No reset button
  • If this fails, you still get hot water (the upper element heats the top half) but it runs out fast

The reset button is the single most important thing to know about. When water gets too hot for any reason — bad thermostat, stuck heating element, anything — the high-limit trips and the heater goes dead. You think you have a major problem, but the fix might just be pressing one button.

Signs of a Bad Thermostat

Common symptoms and what they usually mean:

  • No hot water at all → could be upper thermostat OR a tripped reset button (check reset first)
  • Water way too hot, scalding → upper thermostat stuck closed, calling for heat constantly
  • Hot water runs out quickly → lower thermostat or lower element bad
  • Heater keeps tripping its breaker → could be a thermostat shorted to ground
  • Water lukewarm, never hot → either thermostat set too low, or one is failing

The trickiest part: thermostat symptoms overlap with element symptoms. Both can produce “no hot water” or “not enough hot water.” Testing tells you which.

DIY First Step — Check the Reset Button

Before doing ANY testing or replacing anything, do this:

  1. Kill power at the breaker for the water heater
  2. Wait 5 minutes for safety
  3. Remove the UPPER access panel (one or two screws)
  4. Move the insulation aside
  5. Find the red reset button on the upper thermostat
  6. Press it firmly — you should feel a small “click” if it was tripped
  7. Replace the insulation and panel
  8. Restore power at the breaker
  9. Wait 30–60 minutes and check for hot water

If the heater works again, you’re done. If the reset button trips again within a few hours or days, you have a deeper problem — either a thermostat stuck closed or an element calling for too much heat. Time to call.

If pressing the reset doesn’t change anything at all, the thermostat itself may be bad.

Why the Reset Button Trips

The reset is a safety device. It trips when water temperature exceeds about 170–180°F. Causes:

  • Upper thermostat is stuck closed — calls for heat constantly, water overheats
  • Lower thermostat is stuck closed — same issue, water heats past safe range
  • One or both elements grounded — sometimes a failing element heats erratically
  • Loose wire arcing inside the panel — creates extra heat

If you press the reset and it trips again within hours or days, something is broken and needs replacement.

⚠️ Electrical Safety First

Water heaters run on 240 volts. Before opening any access panel:

  1. Turn off the breaker labeled for the water heater
  2. Confirm power is off with a voltage tester at the heater itself — don’t trust the label alone
  3. Keep the breaker off the entire time you’re working

DIY: Testing the Thermostats with a Multimeter

Tools:

  • Multimeter
  • Phillips screwdriver
  • Voltage tester (separate, for confirming power is off)

Steps:

  1. Kill power at the breaker. Confirm with voltage tester at the heater.
  2. Remove both access panels (upper and lower).
  3. Move insulation aside and lift the plastic safety cover.
  4. Set multimeter to AC voltage to verify NO voltage at the thermostat terminals — extra safety check.
  5. Switch to continuity or ohms.
  6. For the upper thermostat: typically 4 terminals. Test continuity between the pairs. A working thermostat shows continuity on the pair that’s “calling for heat” given current tank temperature.
  7. For the lower thermostat: similar but usually 2 terminals. Continuity when calling for heat.

This is more involved than testing elements. If you’re not comfortable interpreting multimeter readings on thermostats, this is a good point to call. A licensed plumber with a multimeter can diagnose the whole heater in about 15 minutes.

DIY: Replacing a Water Heater Thermostat

If you’ve confirmed a thermostat is bad, replacement is similar to element replacement but doesn’t require draining the tank (thermostats don’t touch the water — they sense temperature through the tank wall).

Tools:

  • Phillips screwdriver
  • New thermostat (must match your heater’s voltage and wattage rating)
  • Voltage tester

Steps:

  1. Power off at the breaker. Confirm.
  2. Remove the access panel, insulation, and safety cover.
  3. Photograph the wiring before disconnecting anything — saves you later.
  4. Disconnect the wires from the thermostat (loosen the screws).
  5. Release the thermostat bracket — usually a spring clip or one screw. The thermostat must make tight contact with the tank wall to sense temperature accurately.
  6. Slide out the old thermostat.
  7. Slide in the new thermostat, making sure it sits flush against the tank wall.
  8. Re-secure the bracket.
  9. Reconnect the wires matching your photo.
  10. Set the temperature dial to your desired setting (120°F is the standard recommendation — see below).
  11. Replace safety cover, insulation, and panel.
  12. Restore power and wait 30–60 minutes to verify it’s working.

Setting the Right Temperature

While you’re in there, set the thermostat correctly:

  • 120°F — recommended for most households. Energy efficient and prevents scald injuries.
  • 140°F — sometimes recommended for households with immune-compromised people (kills more bacteria, but raises scald risk).
  • Higher than 140°F — not recommended. Serious scald risk, especially for kids.

If you have both thermostats accessible, set them BOTH to the same temperature. A common mistake: setting one to 120 and the other to 140 thinking it’ll heat faster. Doesn’t work that way — it just creates uneven heating.

When to Call a Plumber

Call us if:

  • The reset button trips repeatedly — something’s broken
  • You’re not comfortable working with 240V electricity — totally reasonable
  • The breaker keeps tripping
  • You’re not sure if it’s a thermostat or an element
  • The thermostat won’t seat flush against the tank (bent bracket)
  • Your heater is more than 10 years old with multiple recent problems
  • You see water around the base of the heater — different issue entirely
