Faucet Problems We Fix
Dripping Faucet
A faucet that drips from the spout when fully closed has a worn internal component — cartridge, seat washer, or ceramic disc depending on the faucet type. The fix is replacing the worn part, not the whole faucet. We identify the faucet type and replace the correct component:
- Cartridge faucets (most Moen and Delta single-handle faucets) — the cartridge is pulled and replaced. Most cartridge swaps take under an hour.
- Ball faucets (older Delta single-handle kitchen faucets) — the ball assembly and seats and springs are replaced. We use complete repair kits rather than replacing individual components piecemeal.
- Ceramic disc faucets (single-lever faucets with a wide cylindrical body) — the ceramic disc cylinder is replaced. These are durable and rarely fail when properly maintained.
- Compression faucets (older two-handle faucets with separate hot and cold handles that screw down) — the seat washer and O-ring are replaced. Common in older Burleson homes.
Faucet Leaking Around the Handle or Base
A leak that appears around the handle or at the base of the faucet body — rather than from the spout — is typically a worn O-ring or packing around the cartridge stem. This is separate from a dripping spout and requires addressing the seal around the cartridge rather than the cartridge itself. We diagnose the specific leak point and replace the right component.
Faucet Hard to Turn or Stiff Handle
A faucet handle that has become progressively harder to operate has mineral buildup on the cartridge or a worn cartridge that’s creating friction. In Burleson’s hard water conditions this is particularly common — the calcium and mineral deposits in the water accelerate cartridge wear. We clean or replace the cartridge to restore smooth operation.
Low Pressure at One Faucet
A single faucet with noticeably less pressure than others in the house usually has a clogged aerator — the small screen at the tip of the spout that collects mineral deposits over time. Unscrewing and cleaning or replacing the aerator restores full flow in most cases. If flow is still low after cleaning the aerator, the cartridge or the supply connection may be partially blocked.
Faucet Won’t Fully Shut Off
A faucet that continues dripping even when turned as far as it will go has a worn seat washer or deteriorated cartridge that can no longer create a complete seal. Replacement of the worn component resolves this. Left unaddressed, a faucet that won’t fully close is running water continuously on your bill.
Hot and Cold Reversed or Temperature Won’t Adjust
A single-handle faucet where the temperature feels backwards — cold when turned toward hot, hot toward cold — has a cartridge installed with the wrong orientation. This sometimes happens after a DIY repair or an improperly installed replacement. We correct the cartridge orientation. A faucet that no longer adjusts temperature precisely has a worn cartridge that needs replacement.
Faucet Replacement and Installation
When a faucet has reached the end of its useful life — multiple repairs, parts no longer available, or corroded beyond cleaning — replacement is the right call. We also install new faucets when homeowners are upgrading as part of a kitchen or bathroom renovation.
What to Know Before Buying a Replacement Faucet
A few things worth checking before purchasing a replacement:
- Hole configuration — Kitchen and bathroom sinks have either one, two, or three pre-drilled holes for faucet mounting. Your new faucet needs to match your sink’s hole count, or use a deck plate to cover unused holes. Check your sink before buying.
- Spout reach and height — For kitchen faucets, the spout needs to reach the center of the sink basin. A faucet with too short a spout on a deep or wide sink is frustrating to use. Measure your sink basin before purchasing.
- Brand serviceability — Moen and Delta are our top recommendations. Both have excellent cartridge availability, straightforward repair procedures, and Moen offers a lifetime warranty on most residential faucets. Cheaper import brands often have no available repair parts — when they fail, the whole faucet must be replaced again.

Faucet Installation — What We Handle
When installing a new faucet we always check and address the following:
- Replace the supply lines with new braided stainless lines — we don’t reuse old supply lines when installing a new faucet
- Check the condition of the shut-off valves and replace them if they’re corroded or won’t operate safely
- Verify the drain assembly is properly seated if the installation involves a bathroom sink pop-up drain
- Test all connections fully under pressure before finishing

Is it worth repairing a dripping faucet or should I just replace it?
For a quality faucet — Moen, Delta, Kohler — repair is almost always worth it. A cartridge replacement costs a fraction of a new faucet and restores the faucet to like-new function. Replacement makes more sense when the faucet is a no-name brand with no available parts, is visibly corroded, or has had multiple repairs in a short period. We’ll tell you honestly which situation you’re in when we look at it.
My Moen faucet has a lifetime warranty — can I use that?
Moen’s lifetime warranty covers replacement parts — cartridges, O-rings, and other internal components — at no charge if you contact Moen directly. You’ll need the faucet model number. We can install the warranty replacement parts once you receive them, or if you prefer, we stock common Moen cartridges and can repair it on the same visit without waiting for parts.
How long does a faucet repair take?
Most cartridge replacements and drip repairs take 30 to 60 minutes. Full faucet replacement — removing the old unit, installing the new one, and replacing supply lines — typically takes one to two hours depending on the faucet type and the accessibility of the connections.
My faucet is dripping but I don’t know what brand it is — can you still repair it?
Usually yes. We can identify most faucet brands and types from the physical appearance and handle configuration. Occasionally an older or obscure faucet has no available cartridge — in that case we’ll tell you before starting any repair work so you can decide whether to proceed with replacement instead.
