6 Things to Know About Plumbing in Burleson, TX

Most homeowners don’t think about their plumbing until something breaks. Then suddenly they care a lot — but they’re trying to learn the basics in the middle of an emergency, which is the worst possible time.

I’ve been a plumber in Burleson since 1985, and the calls I get most often come from people who didn’t realize a few simple things about how plumbing actually works. So here’s the insider tour — what’s hidden in your walls, why DFW plumbing has its own quirks, and how to be the kind of customer plumbers actually want to help.

1. Most of Your Plumbing Is Hidden — Here’s What’s Actually There

Your home’s plumbing system has more parts than most people realize. The visible stuff — faucets, toilets, sinks, water heater — is maybe 10% of the system. The other 90% is hidden:

  • Supply lines carrying clean water from the meter to every fixture (usually copper or PEX)
  • Drain and waste lines carrying everything back out (PVC, ABS, sometimes cast iron in older homes)
  • Vent stacks that let sewer gases escape upward through the roof
  • Shut-off valves at every fixture and the main line
  • Slab pipes — yes, water lines often run under your concrete foundation in DFW
  • The water heater’s flue, gas line, and pressure relief valve
  • Pressure-reducing valves (PRV) — increasingly required by code

When a plumber arrives at your house, they’re trying to figure out which of these is the problem — often with very limited visual access. The more they know about how your specific home was built, the faster they find the issue.

2. Why DFW Plumbing Has Its Own Quirks

Burleson and the surrounding South DFW area present plumbing challenges that don’t exist everywhere:

  • Slab foundations — most homes here sit directly on concrete with water lines running underneath. That’s why slab leak detection and repair is such a frequent need locally. A leak under your foundation isn’t a “fix it when you can” problem; it can undermine the slab itself.
  • Hard water — DFW’s water has high mineral content. Over time, those minerals scale up inside pipes, narrow the inner diameter, and shorten the life of water heaters, faucet cartridges, and fixtures.
  • Clay soil that shifts — North Texas’s expansive clay soils swell and shrink with moisture changes, which puts stress on under-slab pipes, sewer lines, and foundations themselves. We see broken cast iron drains under foundations all the time.
  • Older homes with galvanized or cast iron — Plenty of homes in Burleson built before the 1980s still have original galvanized water lines or cast iron drains. Both are nearing the end of their useful life.
  • Texas freezes — Pipes that have never frozen in 20 years can burst in one bad cold snap. Insulating exposed pipes and outside faucets is worth the afternoon.

A good local plumber knows all this without being told. If a plumber arrives and seems surprised about slab foundations or hard water, that’s a flag.

3. There’s a Difference Between a Good Plumber and a Great One

A good plumber fixes the problem you called about. A great plumber respects your house while doing it.

That sounds obvious, but here’s what it actually means: drop cloths under work areas. Mineral-buildup advice when they replace your faucet cartridge for the third time. Pointing out the corroded angle stop next to the one you actually called about — not to upsell, but to warn you. Cleaning up. Honest assessment of what really needs replacing versus what can wait.

The cheapest fix isn’t always the right fix. Sometimes “rebuild the toilet” is the smart call; sometimes the toilet is so old that another $80 of parts is throwing good money after bad. A great plumber will tell you the difference and let you decide.

4. The License Matters — Here’s What to Verify

In Texas, plumbing is a licensed trade. Every plumbing company must operate under a Master Plumber or Responsible Master Plumber license, and that license number should appear on the truck and the website.

You can look up any Texas plumber license at the Texas State Board of Plumbing Examiners. It takes 30 seconds and tells you whether the license is current and whether there are any complaints on file.

Dependable Plumbing operates under Master License M12423, current since 1985.

5. How to Be a Good Plumbing Customer (and Save Yourself Money)

A few things any homeowner can do that make a service call faster and cheaper:

  • Know where your main shut-off is — and confirm the handle still turns. Test it once a year.
  • Describe the problem clearly when you call — when it started, what you’ve tried, where the water or sound is coming from. “It’s leaking” tells the plumber nothing.
  • Take a photo or video before calling — especially if the leak is intermittent.
  • Clear access to the work area — under-sink cabinets, water heater closets, attic access. Saves 20 minutes of moving boxes.
  • Ask for the diagnosis before authorizing the repair — a good plumber will tell you what’s wrong before quoting the fix.
  • Get the assessment in writing — even on a small job. Protects both of you.

6. When to Call a Plumber vs. When to Wait

Some plumbing problems genuinely can’t wait:

  • Water actively spreading anywhere it shouldn’t
  • No hot water in winter
  • Sewage backing up into the house
  • High water bill with no visible source (often a slab leak)
  • A toilet leaking at the base (water reaching the subfloor)

Other things are inconvenient but stable:

  • A drippy faucet (drives up the bill but isn’t urgent)
  • A slow drain (usually fixable but not emergent)
  • A running toilet (waste of water, but often a $15 part)

If you’re not sure which category you’re in, call. We give honest advice over the phone and won’t charge to tell you “that can wait until Monday.”

We have used Dependable Plumbing for years and have ALWAYS had over and above service. This last time was no exception, we called late one evening and they offered to come out then, we put them off until the next day, in less than 2 hours they had completed a laundry list of issues from a washing machine drain that was not draining properly to flushing and repairing our hot water heater. They were courteous, clean and punctual. HIGHLY RECOMMEND them for any of your plumbing needs.

We requested to.have two outside faucets replaced that were constantly leaking. They were able to replace the faucets without having to tear out any of the drywall, so we were extremely thankful. As their name indicates, they’ve been a very dependable contractor for us over the years…..

These guys are the real deal! They came out the same day I called and replace our home water heater. The older gentleman was total sweetheart and even fixed up a toilet that won't stop flushing. This an honest business, great pricing, and hard honest work. I also love that he is local and had been in business for over 30 years!
